Population estimates vary by source and year, landing roughly between 98,000 and 116,000 residents, with a median age around 38 — but the trend across all of them is the same: steady growth in a suburban, family-oriented community with a homeownership rate in the mid-70% range, well above the national average.

Family-Oriented, Highly Rated Schools

League City is served primarily by Clear Creek Independent School District, which consistently earns strong ratings from the Texas Education Agency — Niche gives the local public school system an overall A grade, with standouts like Clear Horizons Early College High School and Clear Springs High School both rated A or above. For families weighing where to put down roots in Galveston County, school ratings are often the deciding factor, and League City holds up well on that front.

Water, Wind, and What It Means to Build Here

League City’s water access — Clear Lake, Taylor Lake, and proximity to Galveston Bay — is a big part of its appeal, but it also means the same coastal building considerations that apply in Santa Fe apply here too: windstorm certification and flood-zone awareness aren’t optional extras this close to the water.
